Palm Coast has saltwater canals, more than 130 miles of trails, golf and the beach about ten minutes away in Flagler Beach. Tell me if you want a canal home in the C or F Section, a gated golf community or new construction, and I'll show you which part of Palm Coast fits.

Palm Coast is where most of my clients end up looking first, and it's a lot bigger than people expect: more than 100,000 residents spread across about 96 square miles from U.S. 1 to the Intracoastal Waterway, with the Hammock and the beach on the barrier island to the east. The city was planned in the 1970s as a set of lettered sections, each with its own street names, lot sizes and price range. Two homes the same size can be $100,000 apart depending on the section and whether there's water behind them.

How Palm Coast is laid out

Almost every Palm Coast address falls into one of three groups. The lettered sections (the B, C, E, F, L, P, R, S, U and W Sections, plus Quail Hollow's K, Z and LL Sections) are the original neighborhoods, mostly without a mandatory HOA, on quarter-acre lots. The gated and master-planned communities, such as Grand Haven, Palm Coast Plantation, The Conservatory and Hammock Dunes, add amenities, HOA dues and often a CDD assessment. And the newer builder communities, such as Sawmill Branch, Grand Landings and Reserve East, offer new construction on smaller lots with a pool and clubhouse.

ZIP codes split the city roughly in half. 32137 covers the north, including Palm Harbor's canals, Indian Trails, Matanzas Woods and the Hammock. 32164 covers the south: Cypress Knoll, Pine Lakes, Lehigh Woods, Seminole Woods, Pine Grove and Quail Hollow.

Waterfront: canals, the Intracoastal and the ocean

The saltwater canals are the big draw. About 26 miles of them run through Palm Harbor (the C and F Sections), and most connect to the Intracoastal through cuts near the Palm Coast Marina. A few canals reach open water with no bridges at all, which boaters call sailboat country, and those homes carry a premium. Freshwater canal and pond homes in sections like Pine Lakes and Cypress Knoll cost less and still give you a water view.

Direct Intracoastal frontage is found along Grand Haven's Front Street, Palm Coast Plantation and the older estates off Colbert Lane. Oceanfront is across the bridge in the Hammock: Hammock Dunes, Ocean Hammock, Hammock Beach and the single-family streets along A1A. See my luxury and waterfront homes page for what's on the market now.

Gated and golf communities

Palm Coast has more golf than almost any city its size in Florida. Grand Haven (Jack Nicklaus), Hammock Dunes (Tom Fazio and Rees Jones), The Conservatory (Tom Watson), Hammock Beach's Ocean Course (Nicklaus), the city-owned Palm Harbor Golf Club, Pine Lakes (Arnold Palmer) and Cypress Knoll (Gary Player) are all in Palm Coast or right next to it (Hammock Dunes and Hammock Beach are in unincorporated Flagler County on the barrier island), with Plantation Bay on the Flagler-Volusia line. Membership is optional in every one of them, so you can buy for the setting without joining the club.

New construction

Palm Coast permits hundreds of new homes a year. Builders put up spec homes on scattered lots in the lettered sections, usually at a lower price per square foot than the master-planned communities, and the big builders sell in Sawmill Branch, Grand Landings, Reserve East, Flagler Village and Colbert Landings. I track every builder's current incentives on my new construction page, and I represent you with the builder, and in most cases the builder pays my fee.

What it costs to own here

Flagler County property taxes run around 1.8 to 2 percent of the purchase price in the first year before the homestead exemption. Most lettered-section homes have no HOA at all. Gated communities add HOA dues and, in many cases, a CDD assessment on the tax bill, so I pull the exact numbers for every home before you make an offer. Homeowners insurance depends heavily on roof age and wind mitigation features, and flood insurance is required by lenders in the A and AE zones along the canals and the Intracoastal. Newer homes with hip roofs and impact windows insure for far less, which is one reason new construction pencils out for a lot of buyers.

Getting around and everyday life

Palm Coast sits between St. Augustine (about 30 minutes north) and Daytona Beach (about 30 minutes south), with Jacksonville International Airport about 1 hour 15 minutes and Orlando International about 1 hour 30 minutes away. Daytona Beach International is about 35 minutes. I-95 has three Palm Coast exits, and US-1 and Belle Terre Parkway handle local traffic. Shopping and dining center on Palm Coast Parkway, Town Center and European Village, with the beach about ten minutes away in Flagler Beach.

The city maintains more than 130 miles of trails, including the Lehigh Trail and the paths through Graham Swamp, plus Waterfront Park on the Intracoastal and Long Creek Nature Preserve, where you can paddle out to the Intracoastal. Princess Place Preserve, Washington Oaks Gardens State Park and Bings Landing are a short drive north. You'll see dolphins in the Intracoastal year-round and manatees in the canals in the warmer months. AdventHealth Palm Coast is the main hospital, with a second campus at Palm Coast Parkway and I-95.

Who buys in Palm Coast

People of every age and stage move here: retirees from the Northeast and Midwest, remote workers who want the coast without South Florida prices, households relocating for Flagler Schools, boaters who want a dock behind the house, and buyers from St. Johns and Volusia counties who get more house for the money. Most of them tell me the same three things sold them: the trails, the water and the pace.

What I check before you buy

On every Palm Coast home I look at the flood zone and elevation certificate, the roof age and permit history, the age of the water heater and air handler, whether a canal home's seawall and dock are in good shape, and how close it is to a bridge if you want to get a boat out. On new construction I read the builder contract and the CDD disclosure before you sign. Tell me which sections or communities you're considering and I'll show you what's actually selling there right now, or book a consultation and we'll narrow it down together.

Selling a home in Palm Coast

If you own here, your home's value depends on the section, the water behind it and the condition of the roof more than any online estimate can tell you. I price Palm Coast homes from closed sales in the same section and community first, and I'll give you a free valuation with the comparable sales I used.
