Plantation Bay was planned in the late 1980s by ICI Homes, which has built here for more than three decades. The community covers about 3,600 acres on both sides of the Flagler-Volusia county line, with Ormond Beach mailing addresses, and more than half of the land is still undeveloped. Oaks, palms and lakes line the streets.

Homes range from golf villas and attached homes to single-family homes and custom estates on the golf course and lakes. New homes are still being built by ICI Homes, and resales cover every size and age.

Because golf, lake and preserve views price differently here, I compare each home against closed sales on the same kind of lot. Ask for the HOA amount, any sub-association fees and the club membership level the seller holds, since some memberships transfer and some don't.

The Plantation Bay Golf & Country Club

The club offers 45 holes of golf across its courses, two clubhouses, a wellness center with a full-service spa and fitness center, resort-style pools with a cabana bar, 10 Har-Tru tennis courts, 10 pickleball courts, and basketball and bocce. Nature parks and walking trails run throughout the community.

Living in Plantation Bay

Plantation Bay sits west of I-95, with quick interstate access. Ormond Beach's shops and restaurants are about 15 minutes away, the beach about 20 minutes, Palm Coast about 20 minutes north and Daytona Beach about 25 minutes south.

Schools

Plantation Bay sits on both sides of the Flagler-Volusia county line, so school assignment depends on the county: Flagler Schools on the Flagler side, Volusia County Schools on the Volusia side.
