Ormond Beach, FL Real Estate

Ormond Beach has established neighborhoods with live oaks, plus riverfront and beachside homes along the Halifax River and the Atlantic. You can choose between beachside homes, mainland neighborhoods with easier commutes and newer communities west of I-95.

Ormond Beach sits right above Daytona Beach and feels quieter and more established. The Halifax River splits it into two sides: beachside, between the river and the ocean, and the mainland, which runs west past I-95 to the Flagler County line.

Beachside

Beachside Ormond is the strip between the Halifax River and the Atlantic, from the Daytona Beach line north to Ormond-by-the-Sea. The streets off Ocean Shore Boulevard and John Anderson Drive hold 1950s and 1960s ranch homes, riverfront estates and a handful of oceanfront condo buildings, with no new high-rises because of the city's height rules. You can walk or bike to the beach from most streets, and the beach here is driving-free in several sections, which many owners prefer. John Anderson Drive along the river is one of the prettiest residential streets in Volusia County, and the riverfront homes there, including the estate I sold at 1010 John Anderson, are the top of the Ormond market.

The mainland

West of the river, the neighborhoods around Granada Boulevard, Tomoka State Park and the Riviera Country Club have mature oaks, bigger lots and homes from the 1960s through the 1990s. Further west, between Nova Road and I-95, are established subdivisions on quieter streets. Past I-95 you reach the newer communities along the LPGA corridor and Airport Road, Hunter's Ridge, and Plantation Bay, the large gated golf community that straddles the Flagler County line. Breakaway Trails, west of I-95, and Halifax Plantation, east of I-95 off Old Dixie Highway near the Flagler line, are the golf communities buyers ask about most out this way.

The Loop, the river and the parks

The Ormond Scenic Loop and Trail is a 30-mile drive through oak canopies, the Tomoka River basin and the beach that regularly makes lists of Florida's best drives. Tomoka State Park has kayaking, fishing and camping, and the Halifax River gives boaters a straight run north to Flagler County or south to Ponce Inlet. Granada Boulevard has the restaurants, coffee shops, the Casements (John D. Rockefeller's winter home) and the Ormond Memorial Art Museum. Daytona's shopping, the Speedway and Daytona Beach International Airport are about 15 minutes south.

Condos and the special assessment question

Ormond has a lot of oceanfront and riverfront condos, and since Florida's 2022 condo-safety law, reserve studies and special assessments have become the first thing I check. Some buildings have already paid for their inspections and repairs; others haven't. What to check before you buy

With Ormond homes, the questions I ask first are which side of the river it's on, the flood zone, and the age of the roof. Beachside homes need a wind mitigation inspection and an insurance quote before you commit, and older mainland homes often need a four-point inspection for insurance. Volusia County taxes are slightly lower than Flagler's, and most of the older neighborhoods have no HOA.
