A lot of the homes I sell in Palm Coast and Flagler Beach become second homes first and full-time homes a few years later. The purchase is the same, but the questions are different: taxes without homestead, insurance for an empty house, whether you can rent it, and who checks on it after a storm.

Which second homes work best here

Buyers who come down for the winter usually want one of three things. Lock-and-leave condos in the Hammock, along the Intracoastal or in Flagler Beach, where the association handles the roof, the exterior and the landscaping. Gated-community homes such as Grand Haven, Plantation Bay and Hammock Dunes, where the HOA keeps the lawn and the neighbors notice an unfamiliar car. Or a canal or beach home you plan to retire to, bought now while you still work. Browse Palm Coast condos, gated homes and Flagler Beach oceanfront to see what's listed today.

Taxes without homestead

Florida's homestead exemption and the Save Our Homes cap only apply to your permanent residence, so a second home is taxed as non-homestead property. Assessments on non-homestead homes can rise up to 10 percent a year for non-school taxes (school taxes have no cap), and there's no homestead exemption. Plan on a higher tax bill than the current owner pays if they're homesteaded, and I'll show you the estimate for any home before you make an offer. When you eventually make it your permanent home, you file for homestead and the cap starts then.

Insurance for a house that sits empty

Most homeowners policies have vacancy or unoccupied-home clauses, and some carriers want a house-watch service, a main water shutoff or leak sensors for long absences. Roof age and wind-mitigation features drive the premium more than anything else, so a newer roof or impact windows can pay for themselves. I get an insurance quote on the specific home during the inspection period, not after closing.

Rental rules change street by street

Flagler Beach, Palm Coast, unincorporated Flagler County and every HOA and condo association have their own rules on short-term and seasonal rentals. Some condo buildings allow weekly rentals; others require a six-month minimum or forbid rentals entirely. If offsetting costs with rental income is part of the plan, tell me first and I'll only show you homes where it's allowed.

Buying from a distance

Most of my second-home buyers see the home on a live video tour, sign everything electronically, and close with a mobile notary wherever they are. I attend the inspection, meet the appraiser, do the final walk-through and send photos at every step. After closing I can connect you with house-watch services and local tradespeople, and I keep an eye on the home before and after storms.

Tell me when you'd like to be here and what you want the home to do for you, and I'll send listings that fit. Book a consultation or call or text (386) 627-3612.

Second-Home Questions

Can I get the homestead exemption on a second home in Florida?
No. Homestead and the Save Our Homes cap apply only to your permanent residence. A second home is assessed as non-homestead property, which has a 10 percent annual cap on assessment increases for non-school taxes but a higher tax bill than a comparable homesteaded home.
Can I rent my Palm Coast second home when I'm not there?
It depends on the address. Palm Coast, Flagler Beach, Flagler County and each HOA have different rules on short-term and seasonal rentals, and some condo buildings forbid rentals under 30 days or six months. I confirm the rules for any home before you make an offer.
Is insurance different for a home that sits empty part of the year?
Yes. Most policies have vacancy or unoccupied clauses, and some insurers want a house-watch service, a water shutoff or smart leak sensors for months-long absences. I get a quote on the specific home before you commit.
Can you handle the purchase while I'm out of state?
Yes. Most of my second-home buyers see the house on a live video tour, sign electronically and close remotely with a mobile notary. I attend the inspection and the final walk-through for you.
