Florida seller closing costs, explained

Your net proceeds are the sale price minus everything that comes out at closing. Here is what typically appears on a Palm Coast or Flagler County seller's settlement statement, using a $400,000 sale as the example.

  • Documentary stamp tax: Florida charges $0.70 per $100 of the price on the deed, which is $2,800 at $400,000. Sellers customarily pay it.
  • Owner's title insurance: Florida sets the rate by law. It is $2,075 at $400,000, and in most Flagler County sales the seller pays it.
  • Closing fee and searches: the title company's settlement fee plus title and municipal lien searches, a few hundred dollars in total.
  • Property tax proration: Florida taxes are paid in arrears, so you credit the buyer for the part of the year you owned the home, unless you have already paid this year's bill.
  • Commissions: listing and buyer's broker compensation, both negotiable.
  • Mortgage payoff, HOA estoppel and any credits you agree to give the buyer.

Net Sheet Questions

How much does it cost to sell a house in Florida?
Most sellers pay the real estate commissions, Florida documentary stamp tax on the deed (70 cents per $100 of the price), the owner's title insurance policy in most Flagler County sales, a closing fee, title and lien searches, small recording fees, and their share of the year's property taxes. Use the calculator above to see each line for your price.
Who pays the documentary stamp tax when selling a home in Florida?
The seller customarily pays the documentary stamp tax on the deed. It is $0.70 per $100 of the sale price, so $2,800 on a $400,000 home.
Who pays for owner's title insurance in Flagler County?
In most Flagler County sales the seller pays for the owner's title insurance policy, but it is negotiable and set in the purchase contract. Florida's rate is set by the state: on a $400,000 sale it is $2,075.
How are property taxes handled when you sell a home in Florida?
Florida property taxes are paid in arrears, so at closing the seller usually credits the buyer for the days the seller owned the home that year. If you already paid this year's bill, the buyer credits you for the rest of the year instead.
What is a reverse net sheet?
A reverse net sheet starts with the amount you need to walk away with and works backward to the sale price that gets you there after commissions, payoff, taxes and closing costs. It is useful when you are buying your next home or need a set amount at closing.
Are real estate commissions negotiable?
Yes. Listing broker and buyer's broker compensation are not set by law and are fully negotiable. Enter the numbers that apply to you in the calculator.
