When ITT laid out Palm Coast in the 1970s, it divided the city into sections and gave every street in a section the same first letter. Fifty years later, locals still describe where they live by letter: "we're in the C Section, on the canal" or "the W Section near the golf course." The letters tell you a lot about the age of the homes, the lot sizes, whether there's water, and roughly what you'll pay. Almost none of the lettered sections has a mandatory HOA, which is one reason they're so popular with buyers coming from gated communities elsewhere in Florida.

Below is how I describe each section to clients, with a link to search homes in it. Prices move, so tell me which sections interest you and I'll send what's actually selling there this month.

B Section · Indian Trails ZIP 32137

Newer homes on the north side of the city along Belle Terre Parkway, with Belle Terre Elementary, Indian Trails Middle School and the Indian Trails Sports Complex inside or beside the section.

The B Section was built out mainly from the late 1990s on, so it has more 2000s-era homes and new construction than the original sections, along with freshwater canals and pond lots. It's one of the sections buyers with school-age kids ask about most because of the schools and ballfields, and it's close to the Matanzas Woods Parkway I-95 exit. No mandatory HOA.

Homes for sale: Indian Trails All of ZIP 32137

C Section · Palm Harbor (south) ZIP 32137

Saltwater canals with docks and boat access to the Intracoastal, plus golf lots on the city-owned Palm Harbor Golf Club.

The C Section is the heart of Palm Coast's canal system. Most C Section canals reach the Intracoastal through the south cut by the Palm Coast Marina, passing under the Palm Harbor Parkway bridge. Homes date from the 1970s to new builds. Canal frontage, seawall and dock condition, and bridge clearance drive the price. No mandatory HOA. See my full Palm Harbor guide.

Homes for sale: Palm Harbor (south) All of ZIP 32137

E Section · Cypress Knoll ZIP 32164

An established section in the southeast of the city around the Gary Player-designed Cypress Knoll Golf and Country Club.

Golf course and freshwater pond lots, homes mostly from the 1980s and 1990s with newer infill, quick access to Town Center and the State Road 100 exit of I-95. One of the better values for a golf-course home in Flagler County. No mandatory HOA. See the Cypress Knoll guide.

Homes for sale: Cypress Knoll All of ZIP 32164

F Section · Palm Harbor (north) ZIP 32137

The north half of the canal system, including the no-bridge canals boaters call sailboat country, and the streets around Florida Park Drive.

F Section canals reach the Intracoastal through the northern cuts, and the sailboat-country canals have no bridges at all, so tall boats and sailboats can get out. Mixed with the canal streets are dry lots and freshwater canals that cost far less. European Village and Waterfront Park are next door. No mandatory HOA.

Homes for sale: Palm Harbor (north) All of ZIP 32137

L Section · Matanzas Woods ZIP 32137

The northernmost section, around Matanzas High School and the Matanzas Woods Parkway exit, with larger wooded lots and freshwater canals.

Matanzas Woods grew fast in the 2000s building boom and again after the I-95 interchange opened in 2016, so it mixes 1980s homes with a lot of 2000s and new construction. Lots run bigger than the city average, and the section borders preserve land toward Princess Place. Convenient to St. Augustine commuters. No mandatory HOA.

P Section · Pine Grove ZIP 32164

A large section between I-95 and Belle Terre Parkway, south of Palm Coast Parkway, with mostly 2000s-era homes and a lot of new construction.

Deeds and the MLS record it as Pine Grove (Palm Coast Sections 24 to 28), and some of the newest homes are recorded as Belle Terre. Buddy Taylor Middle School and Wadsworth Elementary share a campus on the section's Belle Terre Parkway side, and the Palm Coast Parkway shopping and I-95 interchange are a few minutes away. Lots run a quarter acre or a little more, and builders are still busy on the remaining ones, so you can compare a resale home with a new build on the same street. No mandatory HOA.

R Section · Lehigh Woods ZIP 32164

Newer homes south of Palm Coast Parkway between Belle Terre and Seminole Woods Boulevard, near Rymfire Elementary and Flagler Palm Coast High School.

Most of the R Section was built from 2000 on, so roofs and windows tend to be newer and insurance is often lower than in the original sections. Ralph Carter Park and the Lehigh Trail are inside or beside the section. Popular with buyers who want a newer home without HOA dues. No mandatory HOA.

S Section · Seminole Woods (south) ZIP 32164

The south end of the city along Seminole Woods Boulevard, with some of the largest lots and newest homes in the lettered sections.

Seminole Woods has stretches of half-acre and larger lots, a lot of new construction, and a quieter feel because it sits at the edge of the city toward Bunnell and the State Road 100 corridor. It's one of the most affordable ways to get a new home on a big lot in Palm Coast. No mandatory HOA.

Homes for sale: Seminole Woods (south) All of ZIP 32164

U Section · Seminole Woods (north) ZIP 32164

The north end of Seminole Woods, between Seminole Woods Boulevard and I-95, just across State Road 100 from Town Center.

Deeds and the MLS record the U Section as Palm Coast Section 57, and some listings simply call it Seminole Woods. It's a compact section of about 1,200 lots, nearly all a quarter acre, where homes from the 2000s building boom sit beside new builds and more than 100 duplexes. About one lot in five is still vacant, so new construction keeps coming. Town Center's shops and restaurants and the State Road 100 exit of I-95 are a few minutes away. No mandatory HOA.

W Section · Pine Lakes ZIP 32164

A large section west of Belle Terre Parkway, along Pine Lakes Parkway, built around the Arnold Palmer-designed Pine Lakes Golf Club.

The widest spread of home ages and prices in the city, from 1980s originals to brand-new spec homes, with golf and lake lots scattered across many streets. Many deeds and MLS records call it Wynnfield. Pine Lakes Parkway connects the section to Palm Coast Parkway and I-95. No mandatory HOA. See the Pine Lakes guide.

K, Z and LL Sections · Quail Hollow ZIP 32164

Three sections along Belle Terre Boulevard south of State Road 100, reaching down to US 1 on the west side of Seminole Woods.

Quail Hollow takes in the K, Z and LL Sections (Palm Coast Sections 65, 63 and 64 on deeds), and every street starts with one of those letters: Karas Trail, Zollinger Place, Llama Trail. Lots are mostly a quarter acre, homes from the 2000s sit beside brand-new builds, and more than 300 lots are still vacant. Belle Terre Boulevard runs north to State Road 100, Town Center and I-95, and south to US 1 and Bunnell. No mandatory HOA.

Communities that aren't sections

The gated and master-planned communities sit outside the lettered grid and have their own rules, HOA dues and often a CDD assessment: Grand Haven, Palm Coast Plantation, The Conservatory, Hammock Dunes and Ocean Hammock on the luxury end, and builder communities like Sawmill Branch, Grand Landings and Reserve East for new construction. My communities page covers each one.

What I check in every section

Flood zone and elevation, roof age and permit history, whether the street has a voluntary association, and for canal lots the seawall, dock and the route to the Intracoastal. Older sections reward buyers who know what an updated home is worth; newer sections reward buyers who compare builder incentives. Tell me your budget and the letters you like and I'll show you which streets fit.

Palm Coast Sections Questions

What are the Palm Coast sections?
When Palm Coast was planned in the 1970s, the city was divided into sections and every street in a section was given a name starting with the same letter. The B, C, E, F, L, P, R, S, U and W Sections and Quail Hollow's K, Z and LL Sections are the ones buyers ask about most, and locals still use the letters to describe neighborhoods.
Which Palm Coast section has saltwater canals?
The C and F Sections, known together as Palm Harbor, hold the city's saltwater canal system with boat access to the Intracoastal Waterway. The F Section includes the no-bridge canals called sailboat country. Other sections have freshwater canals and ponds without boat access.
Do Palm Coast sections have an HOA?
Most lettered sections have no mandatory homeowners association. A few streets have voluntary associations, and the gated communities outside the lettered grid do have HOA dues and often a CDD assessment. I confirm the status for every home.
Which sections are in ZIP code 32137 and which are in 32164?
32137 covers the north side of Palm Coast: the B Section (Indian Trails), the C and F Sections (Palm Harbor), the L Section (Matanzas Woods) and the Hammock. 32164 covers the south side: the E Section (Cypress Knoll), P Section (Pine Grove), R Section (Lehigh Woods), S and U Sections (Seminole Woods), W Section (Pine Lakes) and the K, Z and LL Sections (Quail Hollow).
Which section is best for a new home without an HOA?
Builders are putting new homes on infill lots across the lettered sections, with the most activity in the P, R, S, B and L Sections. None of them has a mandatory HOA or CDD, which is why new construction there often costs less per month than a similar home in a builder community.
