Living in Palm Coast Plantation

Palm Coast Plantation combines Intracoastal living with a relaxed, lakefront lifestyle. Emerald Lake, a spring-fed lake of about 128 acres, runs along the entrance, and Intracoastal estates line Riverwalk Drive.

Boaters appreciate the community boat ramp and boat and RV storage, with Herschel King Park and the Intracoastal right next door. Residents share a lakefront clubhouse with a resort-style pool, fitness center, tennis and pickleball courts, and a playground.

Homes range from lake and preserve homes to custom Intracoastal estates with private docks. I have helped buyers purchase in Palm Coast Plantation and know how the different streets and views affect value.

From a private reserve to a gated waterfront community

Before it was a neighborhood, this land was a privately owned hunting and fishing reserve. Today Palm Coast Plantation is a gated, deed-restricted community on the Intracoastal Waterway, built around Emerald Lake, a spring-fed lake of roughly 128 acres.

Palm Coast Plantation real estate

The community offers three distinct kinds of waterfront:

  • Intracoastal homes with private docks, the community's top tier, with direct boat access to the Intracoastal Waterway.
  • Emerald Lake homes, with lake views and quiet water for kayaks, sailboats and electric boats.
  • Preserve and interior homes, often the best value inside the gates.

Homes are mostly custom and semi-custom single-family homes, many built by local builders such as Gold Coast Custom Homes, with Key West, coastal and Mediterranean styles. On Intracoastal homes, ask about the dock permit, lift capacity, water depth at low tide and the seawall condition.

Clubhouse, lake and boating

The Key West-style lakefront clubhouse overlooks Emerald Lake and anchors a fitness center, resort-style pool, spa, tennis and pickleball courts, basketball, bocce, shuffleboard, horseshoes and a playground.

The community boat ramp launches onto Emerald Lake, which is private and allows electric, sail and paddle-powered boats up to 19 feet. For the Intracoastal, residents use private docks behind their homes or the public ramp at Herschel King Park next door. Two storage areas inside the community hold qualifying boats, RVs and trailers.

The HOA is professionally managed and covers the gated entry, amenities, common areas and architectural review. HOA dues are required and were $718 a quarter in 2025; confirm the current amount in the estoppel when you buy.
