Most of the people I help move to Palm Coast are coming from the Northeast, the Midwest or South Florida, and they ask me the same things: what homes cost, which school an address is zoned for, where the hospitals are, how the roads work, and what hurricanes and insurance really mean here. This is what I tell them, updated for October 2026.

Palm Coast at a glance

  • Population: 109,886, by the U.S. Census Bureau's July 1, 2025 estimate, up from 89,258 in the 2020 Census. It's the biggest city in Flagler County.
  • Location: on I-95 between St. Augustine and Daytona Beach, with the Intracoastal Waterway along the east side of the city and the beach in Flagler Beach about 15 minutes away.
  • Taxes: Florida has no state income tax. The homestead exemption takes up to $51,411 off the assessed value of your primary home for 2026 (file by March 1), and once you're homesteaded, Save Our Homes caps the yearly increase in assessed value at 3% or inflation, whichever is lower.

What homes cost right now

In September 2026 the median list price in Flagler County was about $400,000, down 4.5% from a year earlier. There were 1,301 homes for sale, about 14% fewer than the year before, and 443 under contract, up 8%. The typical home took 78 days to go under contract.

Palm Coast's two ZIP codes are priced differently. In 32137, the east side with the saltwater canals, the Intracoastal communities and the Hammock, the median list price was about $458,000. In 32164, the west and south side with most of the newer inland sections, it was about $360,000.

Over the last 12 months my MLS shows 3,237 Palm Coast sales of every kind, from vacant lots to oceanfront condos, with a median of $350,000 and a median of 64 days on the market. A few benchmarks from the same data: homes on saltwater canals sold for a median of $625,000, pool homes $490,000 and new construction $359,990.

Rates matter as much as price. Freddie Mac's average 30-year rate was 7.32% on October 22, 2026, so get pre-approved before you start touring. Many builders here are offering rate buydowns well below that, and I track them on my new construction page. The month-by-month numbers are in my Palm Coast market report.

Where to live

Palm Coast was planned in lettered sections, and most of them have no mandatory HOA. Here's the quick version:

  • Saltwater canals: Palm Harbor, in the C and F Sections, has docks out back and boat access to the Intracoastal. See the Palm Harbor guide.
  • Gated golf and Intracoastal communities: Grand Haven, Palm Coast Plantation and The Conservatory, with HOA dues and, in some villages, a CDD.
  • Oceanfront: Hammock Dunes and Ocean Hammock, east of the Intracoastal, with condos, estate homes and championship golf.
  • Inland sections: Pine Lakes, Lehigh Woods, Seminole Woods, Pine Grove, Indian Trails and Matanzas Woods, with quarter-acre lots, many homes built since 2000 and lower prices. My Palm Coast sections guide explains each letter.
  • New construction: Sawmill Branch, Colbert Landings, Flagler Village and builders' homes on scattered lots across the sections.

Compare them all on my communities page.

Schools

Palm Coast is served by Flagler Schools, the county school district. Your address decides your zoned school, and the district's SchoolSite Locator shows the zones for any address. The Florida Department of Education gave the district an A for the 2025-26 school year, its first district A since 2019.

  • Elementary: Belle Terre, Old Kings, Rymfire and Wadsworth Elementary in Palm Coast, plus Bunnell Elementary
  • Middle: Buddy Taylor Middle and Indian Trails Middle
  • High: Flagler Palm Coast High School and Matanzas High School
  • Also: iFlagler, the district's virtual school; Flagler Technical College; and Imagine School at Town Center, a K-8 public charter school with its own application

Daytona State College has a campus in Palm Coast. For private schools and how school choice works, see my Palm Coast schools guide.

Healthcare

Flagler County has two AdventHealth hospitals. AdventHealth Palm Coast is on State Road 100 near Town Center and houses the Freytag Cancer Center. AdventHealth Palm Coast Parkway, at 1 AdventHealth Way between U.S. 1 and Belle Terre Parkway, opened on August 2, 2023, with 100 beds, an emergency department, surgical suites, cardiac catheterization labs and a medical office building on the same campus.

AdventHealth reported in May 2026 that the two hospitals cared for more than 68,000 emergency patients over the past year, and both earned an "A" Hospital Safety Grade from The Leapfrog Group this spring. In June 2026 AdventHealth also opened a Centra Care urgent care and a Primary Care+ office on State Road 100. For more specialists, Daytona Beach, St. Augustine and Jacksonville are all within driving distance.

Getting around

Three I-95 exits serve Palm Coast: Matanzas Woods Parkway on the north end, Palm Coast Parkway in the middle and State Road 100 by Town Center. U.S. 1 runs along the west side of the city. Typical drive times without heavy traffic:

  • Flagler Beach: about 15 minutes
  • St. Augustine and Daytona Beach: about 35 minutes
  • Jacksonville: about 1 hour 10 minutes
  • Orlando: about 1 hour 30 minutes
  • Airports: Daytona Beach International about 35 minutes, Jacksonville International about 1 hour 15 minutes, Orlando International about 1 hour 30 minutes

The city's current roadway projects include widening Old Kings Road to four lanes from Kings Way to Frontier Drive (scheduled to start summer 2026), resurfacing Palm Coast Parkway from U.S. 1 to the Hammock Dunes Bridge with turn-lane improvements through fall 2026, $7 million in turn-lane upgrades at Belle Terre Parkway intersections, and a Matanzas Woods Parkway loop road with overpasses over the Florida East Coast Railroad tracks. If you'll commute, drive the route at rush hour before you buy.

Hurricanes and insurance

Atlantic hurricane season runs June 1 through November 30. Here's what I tell every buyer:

  • Look up the address on Flagler County's Potential Hurricane Evacuation Zone map, and sign up for ALERTFlagler, the county's free emergency alerts. An evacuation zone and a flood zone aren't the same thing; the county points out that a home outside an evacuation zone can still flood.
  • Check the FEMA flood zone before you make an offer. Lenders require flood insurance in high-risk zones, and I'd price a policy on any home.
  • Roof age, wind mitigation features (roof straps, impact windows or shutters), elevation and flood zone drive the premium. Older homes usually need a four-point inspection, and a wind mitigation inspection can lower the cost. Get quotes during your inspection period, not after closing.

More detail: flood zones and home insurance, lowering your insurance costs and hurricane-proofing your home.

Utilities

FPL provides electricity, and its typical residential bill for 1,000 kWh was $136.64 a month in October 2026. Inside city limits, the City of Palm Coast runs water, sewer and stormwater (rates rose 5.1% on October 1, 2026), and trash pickup by FCC Environmental, $35.60 a month, is billed with your water. Summer electric bills run higher when the AC works hardest. Here's the full breakdown, with Flagler Beach and Bunnell too: what utilities cost in Palm Coast, Flagler Beach and Bunnell.

Before you pick a neighborhood, ask

  • Is there an HOA or CDD, what does it cost, and what are the rules?
  • What's the flood zone, and what will insurance cost on this house?
  • How old are the roof, AC and water heater?
  • Which schools is this exact address zoned for?
  • How long is the drive to work, the grocery store, the hospital and the beach?

I check all of this before my buyers make an offer, and I pull recent sales so you know what homes actually sell for, not just what they're listed at. My moving to Palm Coast page has a free relocation guide you can download.
