Living in Pine Lakes

Pine Lakes is one of Palm Coast's established neighborhoods, west of I-95 and centered on Pine Lakes Golf Club, a semi-private 18-hole course designed by Arnold Palmer and Ed Seay. Homes line many of the fairways, so golf course views are easy to find.

Most homes are single-family, with a mix of original Palm Coast homes and newer construction on infill lots. That variety gives buyers a range of price points, and it means condition and updates make a big difference in value.

Pine Lakes has quick I-95 access, which makes it popular with commuters, families and retirees who want golf nearby without a gated-community budget.

Pine Lakes at a glance

Pine Lakes is Palm Coast's W Section, the large neighborhood west of Belle Terre Parkway along Pine Lakes Parkway in ZIP code 32164. Street names start with W (Wellington, Westmoreland, Wynnfield), and many deeds and MLS records call the area Wynnfield. The lots are mostly a quarter acre, and there is no mandatory HOA. It's one of the biggest sections in the city, so there's almost always a good selection of homes for sale.

Pine Lakes Golf Club

The neighborhood is built around Pine Lakes Golf Club, an 18-hole semi-private course designed by Arnold Palmer and Ed Seay that opened in 1980. The course winds through the section, so golf course and lake lots are spread across many streets rather than one gated enclave. Membership is optional, and the course is open to public play.

Pine Lakes real estate

Pine Lakes has the widest spread of home ages in Palm Coast: original 1980s homes, 2000s-era homes from the last building boom, and brand-new spec homes going up on infill lots. That mix gives buyers a real choice of price points inside one neighborhood. Golf course lots and lake lots sell at a premium; interior lots are among the best values in the city for a newer home.

Because so many homes are being updated or replaced, condition matters more here than almost anywhere else in Palm Coast. Two homes on the same street can differ by $100,000 depending on the roof, kitchen and windows. Builders also sell new homes here at a lower price per square foot than the master-planned communities, with no CDD.

Living in Pine Lakes

Pine Lakes has quick access to I-95 at Palm Coast Parkway and to the shopping along Palm Coast Parkway, Belle Terre Parkway and Town Center. Buddy Taylor Middle School and Wadsworth Elementary share a campus on Belle Terre Parkway, and Flagler Palm Coast High School is a short drive south. The Lehigh Trail and the city's trail network are close by, and the beach in Flagler Beach is about 20 to 25 minutes away. Flagler Schools assigns schools by address, so I confirm current zoning for any home you consider.

What I check on a Pine Lakes home

Roof age and permit history, the age of the air conditioner and water heater, whether an older home has been re-plumbed or re-wired, and the flood zone for lake and canal lots. On new construction I compare the builder's price per square foot and incentives with the other sections before you sign.
