Living in Hammock Dunes

Hammock Dunes is Palm Coast's signature oceanfront address. The gated community sits on the barrier island along A1A, where estate homes, golf course residences and oceanfront homes share access to miles of quiet Atlantic beach.

Life here centers on the Hammock Dunes Club, with the oceanfront Links Course designed by Tom Fazio and the Creek Course designed by Rees Jones. The club also offers an oceanfront clubhouse with dining, tennis, pickleball, croquet, a heated pool and a fitness center. Residents generally join the club to use its amenities, so ask about membership options before you buy.

Buyers come for privacy, the beach and the golf. Sellers here need marketing that reaches beyond the local market, which is where professional photography, cinematic video and CENTURY 21 Fine Homes & Estates exposure matter.

From ITT's Palm Coast to an oceanfront enclave

Hammock Dunes grew out of the original Palm Coast plan. ITT began assembling land here in 1969, and in 1985 the State of Florida approved the Dunes Community Development District, which paid for the water and sewer lines and the toll bridge that links the barrier island to the mainland over the Intracoastal Waterway.

Construction on the first homes and the Tom Fazio-designed Links Course started in 1988. Sales opened in 1989, and the first owners moved into the Granada Estates neighborhood that year. The club later became member-owned, and in 2003 it opened a second course, the Rees Jones-designed Creek Course, across the Intracoastal.

Today Hammock Dunes is one of the few places on Florida's East Coast where a gated, low-density community runs from the Atlantic to the Intracoastal, with about two and a half miles of beachfront and very little commercial development around it.

Hammock Dunes real estate

Homes in Hammock Dunes fall into a few clear groups, and each one prices differently:

  • Oceanfront estates on the east side of A1A, with private beach walkovers and the highest prices in Flagler County.
  • Oceanview and golf course homes along the Links Course, many with lake or fairway views and short walks to the beach.
  • Intracoastal and preserve homes on the west side, with quieter streets and sunset views.
  • Oceanfront condominiums such as the mid-rise buildings along the beach, which give buyers the address with less upkeep.
  • Homesites, which come up occasionally for custom builds.

Architecture leans toward Mediterranean, coastal and transitional estates, with tile and metal roofs, pools facing the water and three-car garages common. Because the inventory is small and every street is different, I price homes here from closed sales inside the gates, adjusted for oceanfront versus oceanview, lot size and the age of the home.

When you compare homes, ask for the HOA and Dunes CDD amounts, the flood zone and elevation certificate, the wind mitigation report, and the age of the roof and seawall or dune walkover where it applies.

The Hammock Dunes Club

The Hammock Dunes Club is the social center of the community. The Links Course, designed by Tom Fazio and opened in 1989, runs along the dunes with Atlantic views on several holes and was renovated in 2016. The Creek Course, designed by Rees Jones and opened in 2003, winds through a nature preserve on the mainland side of the Intracoastal.

Beyond golf, the club offers an oceanfront clubhouse with dining, a beach club, tennis, pickleball, croquet, a heated pool and a fitness center. One detail buyers like: you don't have to own a home here to be a member, and owning a home here doesn't automatically make you one. Membership categories, initiation and dues change, so I always get current terms from the club before you make an offer.

Living in Hammock Dunes

Life here is quiet and outdoorsy. Residents walk the beach in the morning, ride bikes on the A1A Scenic & Historic Coastal Byway trail, and boat or kayak the Intracoastal. Washington Oaks Gardens State Park, with its coquina rock beach, and Marineland are a short drive north, and Flagler Beach's pier and oceanfront restaurants are about 15 minutes south.

For everyday needs, European Village and Palm Coast Parkway shopping are just over the bridge. St. Augustine is about 30 minutes north, Daytona Beach about 40 minutes south, and Jacksonville and Orlando airports are both reachable in roughly an hour and a half.

Schools

Hammock Dunes is served by Flagler Schools. School assignments are made by address, so check the district's school zone locator for any home you're considering. Private and charter options in Palm Coast and St. Augustine are also within driving distance.
