Ormond-by-the-Sea sits on a narrow strip between the Atlantic and the Halifax River, with low-rise homes and condos, ocean sunrises and river sunsets. Buyers like it for full-time living and second homes without the resort crowds.
Ormond-by-the-Sea is the narrow strip of land between the Atlantic and the Halifax River north of Ormond Beach. It isn't its own city. It's unincorporated Volusia County, and it's mostly single-family homes and low-rise condos instead of tall towers.
Most homes are 1950s to 1980s ranch homes and beach cottages, a lot of them a short walk to a beach access. On the river side you'll find homes with docks and great sunset views. Condos sit along the ocean on A1A. Prices are usually lower than similar homes in Flagler Beach or St. Augustine Beach, which is why I send a lot of buyers here.
The dunes were rebuilt after the 2022 hurricanes, and that work is wrapping up now. When I look at homes here, I check the flood zone, elevation, how the home did in those storms and the roof age, along with the condo association's reserves on older buildings.
