St. Augustine Beach is its own small city on Anastasia Island, just south of downtown St. Augustine. Most of life happens along A1A Beach Boulevard, with the St. Johns County Ocean Pier (closed for piling repairs through November 2026), restaurants you can walk to and Anastasia State Park at the north end.
You'll find beach cottages, newer elevated homes, townhomes and condos, with oceanfront homes and condos along the dunes. Many buyers here want a second home or a rental, so it's important to know the short-term rental rules before you buy. They differ between the city of St. Augustine Beach and unincorporated St. Johns County, and some HOAs have their own rules.
Flood zone and elevation are the other big things I check, along with insurance quotes, the condo association's reserves and inspections on older buildings. Those numbers can change your monthly cost more than the price does.
