Living in The Conservatory at Hammock Beach

The Conservatory at Hammock Beach is a gated community on the mainland side of north Palm Coast, built around the Tom Watson-designed Conservatory Course. It's known for big landscaping, more than 70 acres of lakes and a limited number of homes on large, private lots.

It's one of the few places in Flagler County where you can still build a new luxury home inside an established guard-gated golf community.

A Tom Watson course and a glass-domed clubhouse

The Conservatory Course opened in 2006 and was built with a budget few courses get: the landscaping alone topped $4 million, with dramatic elevation changes, large-scale tree planting and more than 70 acres of lakes. Golf Digest ranked it third among America's Best New Public Courses in 2008, and from the back tees it's one of the longest courses in Florida.

The name comes from the clubhouse, a British-style glass-domed building inspired by the bright garden "conservatories" of English country houses. The course might have hosted the first Ginn Championship in 2007, but the owners acquired the Ocean Course a few months earlier and the event went there.

Homes in The Conservatory

The Conservatory is planned for about 340 homes on roughly 550 acres, so lots are generous and streets are quiet. Homes are mostly one-story and two-story estate designs with pools, outdoor living areas and golf, lake or preserve views.

ICI Homes is the preferred builder, with plans in the Mesa Verde style and other single-family designs. Builder pricing was listed from about $630,000 to over $1 million in 2026, before options and lot premiums. Resales of established homes come up as well and often include upgrades and mature landscaping.

The club and amenities

The Conservatory clubhouse and course belong to the Club at Hammock Beach, so your deed doesn't come with golf or clubhouse privileges. Membership is a separate, optional purchase. ICI Homes has offered new-home buyers a one-year Beach Club membership at Hammock Beach Golf Resort & Spa (pools, beach, spa, fitness and marina) as an incentive; ask what's current.

Inside the gates, the HOA includes a 24-hour guard, cable TV and internet, the private roads, sewer and trash. Golf carts are welcome on community streets; trucks, RVs and motorcycles can't be parked outside. Through the club, members can use the Hammock Beach resort pools, spa, marina and tennis, along with both championship courses.

Living in The Conservatory

The Conservatory feels secluded, but it's a short drive to the beach at Hammock Beach, the A1A trail and the shops on Palm Coast Parkway. I-95 is close for trips to St. Augustine (about 30 minutes) and Jacksonville.

Schools

The Conservatory is served by Flagler Schools, which assigns schools by address. Use the district's school zone locator for any home you're considering.
