Living in Palm Harbor

Palm Harbor, made up of Palm Coast's C and F sections, is where the city's saltwater canals are. Many homes have their own seawall and dock, so you can step from the backyard onto your boat and head out to the Intracoastal Waterway.

The canal system connects to the Intracoastal through three cuts. Most canals reach open water through the south cut near the Palm Coast Marina, passing under the Palm Harbor Parkway bridge. Homes in the area boaters call sailboat country reach the Intracoastal with no bridges at all, which matters if you own a sailboat or a tall boat.

When you buy on the canals, roof age, elevation, the seawall and the dock all affect both price and insurance. I check these for every canal home my clients consider. Much of Palm Harbor has no mandatory HOA, but confirm for each property.

Palm Harbor at a glance

Palm Harbor is the name for Palm Coast's C and F Sections, the original 1970s neighborhoods between Palm Coast Parkway, Palm Harbor Parkway and the Intracoastal Waterway in ZIP code 32137. It's where ITT dug the city's saltwater canal system, and today it holds most of the roughly 26 miles of canals in the city. Streets in the C Section start with C (Cimmaron, Clubhouse, Colechester), and the F Section's start with F (Florida Park, Fellowship, Farragut).

The area is a mix of canal lots, golf course lots along Palm Harbor Golf Club, and dry interior lots, which is why prices range so widely from one street to the next.

Canals and boating

The canals connect to the Intracoastal through three cuts. Most reach open water through the south cut by the Palm Coast Marina after passing under the Palm Harbor Parkway bridge, which limits boat height. The part of the system boaters call sailboat country reaches the Intracoastal with no bridges at all, and those lots carry the biggest premium in Palm Harbor.

Canal depth and width vary, and the canals have never been dredged, so I check the depth at the dock and the route to the Intracoastal for any boat my clients plan to keep. Most canal homes have a concrete seawall and a dock or lift; the condition of both is part of the price.

Palm Harbor real estate

Homes run from original 1970s and 1980s concrete-block ranches to new construction on the remaining lots and the occasional tear-down rebuild. Saltwater canal homes are the top of the market, with sailboat-country and wide-water lots above that. Golf course lots on the city course come next, and interior lots are the most affordable way into the neighborhood.

Much of Palm Harbor has no mandatory HOA, which is unusual for waterfront in Florida. Because the homes span five decades, roof age, window type and elevation drive both price and insurance cost more than square footage does.

Palm Harbor Golf Club

Palm Harbor Golf Club is owned by the City of Palm Coast and open to the public, with an 18-hole course that was rebuilt and reopened in 2009. Golf course lots in the C Section back up to the fairways, and no membership is required to live on or play the course.

Living in Palm Harbor

Palm Harbor is the most walkable part of Palm Coast. The Palm Coast Marina, European Village, Waterfront Park and the Intracoastal boardwalk are all in or beside the neighborhood, and Palm Coast Parkway's shopping is minutes away. The Hammock Dunes Bridge takes you to the beach in about ten minutes. Flagler Schools assigns schools by address, so I confirm the current zoning for any home you consider.

What I check on a Palm Harbor home

Flood zone and elevation certificate, seawall and dock condition, canal depth and bridge clearance for your boat, roof age and wind mitigation, and whether the street has a voluntary association. Tell me the size of boat you plan to keep and I'll show you which canals work.
