A master plan in Palm Coast Park

Sawmill Branch is part of the 4,700-acre Palm Coast Park development west of U.S. 1 in north Palm Coast. It's being built in seven phases by D.R. Horton with Forestar, planned for about 1,300 homes, and the city has continued to approve new phases, including a 2026 change from townhomes to single-family homes on smaller lots in Phase 6.

Sawmill Branch real estate

Homes are new single-family designs from D.R. Horton, with some townhome-style options, typically starting in the high $200s to mid $300s. Freedom at Sawmill Branch is a separate 55+ section with homes from the mid-$300s.

Fees: the HOA was about $249 a year on 2026 sales, plus the Palm Coast Park CDD: $2,302 on the 2025 tax bill and about $2,394 for 2026 under the district's budget, roughly $220 a month combined. The CDD funds roads, utilities and amenities; it shows up on your property tax bill.

Amenities

The resort-style amenity center includes a pool, clubhouse, fitness area, splash pad, playground, pickleball and a dog park. Some amenities have been built in stages with the phases, so ask which are open when you visit.

Living in Sawmill Branch

The community sits near the U.S. 1 and Matanzas Woods Parkway roundabout, with quick access to I-95 for trips to St. Augustine (about 25 minutes) and Jacksonville. Palm Coast Parkway shopping is about 10 minutes south.
