Living in Cypress Knoll
Cypress Knoll is the name locals use for Palm Coast's E-Section, an established area in the southwest part of the city around the Cypress Knoll Golf & Country Club. The course was designed by Gary Player and is open for play.
Homes are mostly single-family, many on golf course or pond lots. Because the area is an older part of Palm Coast, you'll find a wide range of ages and updates, which creates opportunities for buyers who know what to look for.
Cypress Knoll is convenient to everyday shopping and services, and a short drive to the Intracoastal and the Flagler beaches.

Cypress Knoll at a glance
Cypress Knoll is the name locals use for Palm Coast's E Section, in the southwest part of the city in ZIP code 32164, west of Belle Terre Parkway and just north of State Road 100. Street names start with E (Eric, Edward, Egan), lots are mostly a quarter acre, and there is no mandatory HOA. The neighborhood wraps around the Cypress Knoll Golf and Country Club.
Cypress Knoll Golf and Country Club
The 18-hole course was designed by Gary Player and runs through the middle of the section. It closed briefly in 2016, reopened under new ownership and is open for play today. Golf course lots line many of the fairways, and membership is optional.

Most homes are single-family, and many sit on golf course or pond lots. The E Section was built out mainly in the 1980s and 1990s, with a wave of 2000s homes and new infill construction since. That range creates opportunity: an updated 1990s home on the golf course often sells for less than a comparable new home in a gated community, with no HOA or CDD.
As in every older section, roof age, window type and the condition of the mechanical systems drive price and insurance more than square footage. Pond and canal lots here are freshwater, so there's no boat access, but the water views cost far less than Palm Harbor's saltwater canals.
Living in Cypress Knoll
Cypress Knoll is convenient to Town Center, the shopping along Palm Coast Parkway and State Road 100, and the I-95 exit at SR 100. Flagler Palm Coast High School and the Flagler County Government Center are nearby on the SR 100 side, and the beach in Flagler Beach is about 15 minutes east. Flagler Schools assigns schools by address, and I confirm the current zoning for any home you look at.
What I check on a Cypress Knoll home
Roof age and permit history, the age of the air conditioner and water heater, whether an older home has been updated to current wind-mitigation standards, and the flood zone for pond and canal lots. Tell me whether you want golf frontage, a water view or a quiet interior street and I'll pull what's selling in each.
