"Where is everybody buying?" is one of the first questions I get from people looking at Palm Coast. So instead of guessing, I pulled the last 12 months of sales from my Stellar MLS pages on October 23, 2026. Here's where the sales are happening, what homes sell for, and what each area offers in homes, amenities, water access and commute.
A note on the numbers: each count includes every sale recorded under that neighborhood name in the MLS, so a few lot sales can pull a median down, and many homes in the lettered sections are recorded simply as "Palm Coast." Use them as a guide. For any street you like, I'll pull the exact comparable sales.
The big picture
Palm Coast had 3,237 MLS sales over the past 12 months, with a median of $350,000 and a median of 64 days on the market, and 1,420 listings were for sale (that includes lots). New construction made up 787 of those sales, about one in four, at a median of $359,990. Across Flagler County, the September 2026 median list price was about $400,000, the number of homes for sale was down 14% from a year earlier, and pending sales were up 8%. See my market report for the monthly trend.

Saltwater canals: Palm Harbor
Palm Harbor, the C and F Sections, is Palm Coast's original canal neighborhood, and it had 86 sales at a median of $393,995 in 35 days. That median mixes canal homes with dry lots and off-water homes. Homes on Palm Coast's saltwater canals as a group sold for a median of $625,000 (192 sales, 55 days). Most canals reach the Intracoastal through the cuts by the Palm Coast Marina, and the F Section canals boaters call sailboat country have no bridges at all. Seawall and dock condition and bridge clearance drive the price. Much of Palm Harbor has no mandatory HOA, and the Palm Coast Parkway exit of I-95 is a few minutes away. See the Palm Harbor guide and saltwater canal homes for sale.
Gated golf on the Intracoastal: Grand Haven
Grand Haven had 83 sales at a median of $570,000. It's gated, on the Intracoastal, and built around a Jack Nicklaus-designed course with optional membership. The Village Center and Creekside have pools, fitness, tennis, pickleball and a fishing pier. Homes were built from 1996 to now, from golf course homes to Intracoastal estates. Budget for HOA dues and ask about the CDD assessment in the specific village. Gated communities across Palm Coast had 509 sales at a median of $510,000. Grand Haven guide.
Oceanfront: the Hammock
East of the Intracoastal, Hammock Dunes had 55 sales at a median of $1,225,000 and Ocean Hammock had 44 at a median of $1,050,000. Both are gated and offer condos and single-family homes. Hammock Dunes has the Tom Fazio Links Course and the Rees Jones Creek Course; Ocean Hammock borders the Jack Nicklaus Ocean Course. Luxury homes take longer here: Ocean Hammock's median was 109 days on the market, which gives buyers room to negotiate. Palm Coast had 151 sales at $1 million and up in the past year, at a median of $1,350,000. On the mainland side, The Conservatory wraps around Tom Watson's course. See the Hammock Dunes and Ocean Hammock guides.
Golf without the gate: Pine Lakes and Cypress Knoll
Pine Lakes, the W Section, had 56 sales at a median of $311,000 in 35 days. It's built around the Arnold Palmer and Ed Seay-designed Pine Lakes Golf Club, with homes from 1980s originals to brand-new builds and Pine Lakes Parkway connecting to Palm Coast Parkway and I-95. Cypress Knoll, the E Section, is small (16 sales) but fast: a median of 11 days at $409,000. It surrounds the Gary Player-designed Cypress Knoll course, close to Town Center and the State Road 100 exit. Neither has a mandatory HOA. See the Pine Lakes and Cypress Knoll guides.
The lettered sections
This is where most resale homes trade, often on quarter-acre lots with no mandatory HOA. Palm Coast homes with no HOA had 2,245 sales over the past year at a median of $335,000 (lots included).
- Indian Trails (B Section): 53 sales, median $361,500, 30 days. Mostly homes built since the late 1990s, with Belle Terre Elementary, Indian Trails Middle School and the Indian Trails Sports Complex in or beside the section, and the Matanzas Woods Parkway exit nearby.
- Matanzas Woods (L Section): 31 sales, median $355,000, 36 days. Larger wooded lots near Matanzas High School and the Matanzas Woods Parkway exit, the quickest route north toward St. Augustine.
- Pine Grove (P Section): 33 sales, median $325,000, 44 days. Mostly 2000s homes plus new builds, minutes from the Palm Coast Parkway shopping and interchange.
- Lehigh Woods (R Section): 48 sales, median $329,900. Most homes date from 2000 on, near Ralph Carter Park and the Lehigh Trail. The median was 130 days on the market, longer than the other sections.
- Seminole Woods (S and U Sections): 35 sales, median $340,000, 44 days. Some of the biggest lots and newest homes in the sections, close to State Road 100 and Town Center.
My Palm Coast sections guide covers every letter, including Quail Hollow (K, Z and LL Sections).
New construction
Sawmill Branch, off U.S. 1, had 93 sales, more than any other neighborhood name in Palm Coast, at a median of $346,990. D.R. Horton builds there from $279,400, and the amenity center has a pool, clubhouse, fitness center, dog park and splash pad. Flagler Village, near Town Center, had 56 sales at a median of $335,990; Meritage Homes builds there from $296,990, with a pool and cabana and no CDD. Colbert Landings, less than three miles from Flagler Beach, had 49 sales at a median of $379,990 from Meritage Homes and Taylor Morrison.
New homes took longer to sell, a median of 116 days, and builders are competing with incentives. Rate buydowns and closing-cost help on move-in-ready homes change month to month, so ask me what each builder is offering right now. Compare them all on my new construction page, and see D.R. Horton and Meritage Homes.
What sells fastest
Well-priced resales in established areas go quickly: Cypress Knoll in 11 days, Indian Trails in 30, Palm Harbor and Pine Lakes in 35, and pool homes across the city in 39 (773 sales, median $490,000). New construction (116 days) and Ocean Hammock (109 days) move slower. If you're buying in a fast area, have your pre-approval ready and see homes the day they list. In a slower area, you have more room on price and terms.
Before you choose an area
- Check the flood zone and get an insurance quote on the specific house.
- Ask about HOA dues and any CDD assessment, which shows up on the tax bill.
- Look at the roof, AC and water heater ages; they matter more than the neighborhood name.
- Drive to work, the grocery store and the beach at the times you'd actually go.
