Living in Grand Haven

Grand Haven is one of Palm Coast's most sought-after gated communities. Its villages wind along the Intracoastal Waterway, with waterfront parks, walking paths and a mix of golf, water and preserve views.

The Grand Haven Golf Club course was designed by Jack Nicklaus, and several holes run along the Intracoastal. Golf membership is optional, so you can enjoy the community without joining the club.

Residents share two amenity centers. The Village Center includes a heated pool, fitness center, tennis and pickleball courts, and Creekside adds another resort-style pool and a community fishing pier. Like many master-planned communities, Grand Haven has HOA dues and a community development district (CDD) assessment, which varies by village.

Grand Haven at a glance

Grand Haven covers about 1,400 acres on the west side of the Intracoastal Waterway, with 17 neighborhoods inside the gates and about 1,900 homes at build-out. Live oaks, preserves and miles of walking and biking paths connect the neighborhoods, and the 3,000-plus-acre Graham Swamp Conservation Area borders the community.

Grand Haven real estate

Grand Haven has one of the widest ranges of homes of any gated community in Flagler County:

  • Intracoastal-front estates along Front Street and the waterfront, typically about $1 million to $3 million, depending on frontage, docks and the age of the home.
  • Golf course and lake homes along the Nicklaus course.
  • Single-family homes in the villages, many in the $400,000s to $800,000s.
  • Townhomes and condominiums for buyers who want low upkeep.
  • Homesites for custom builds, which still come up in neighborhoods like Lake Haven.

Grand Haven has both a CDD and a master HOA, and some villages have their own sub-association, so the total monthly cost can differ from one street to the next. I pull exact numbers for any home before you make an offer.

Golf, Village Center and Creekside

The Grand Haven Golf Club is a Jack Nicklaus signature, par-72 course with a 17,000-square-foot clubhouse overlooking the Intracoastal. Golf membership is optional.

Two amenity centers serve residents. The Spanish-inspired Village Center has a café, a junior Olympic pool, a spa, a fitness center and Har-Tru tennis courts. Creekside, at the north end, adds pools, a lounge and game room, and a fishing pier on the Intracoastal. Both are open to all Grand Haven residents.

Living in Grand Haven

Many residents walk or bike everywhere inside the gates, and the waterfront parks along the Intracoastal are a favorite for sunsets. Outside the gates, the Palm Coast Parkway shops are about 10 minutes away, Town Center about 20 minutes, Flagler Beach about 20 minutes south, and St. Augustine about 35 minutes north.

Schools

Grand Haven is served by Flagler Schools, which assigns schools by address. Use the district's school zone locator for any home you're considering.
