New Home Communities Near Flagler Beach, FL: Builders, Prices and Amenities

A lot of new homes are going up within a few miles of Flagler Beach. These are the communities still selling in October 2026, each checked on the builder's own website, with starting prices, home sizes, what's built and what's still planned. Prices and incentives change weekly, so ask me for the current numbers before you visit.

Veranda Bay: Toll Brothers and ICI Homes

A gated community on the Intracoastal Waterway in Flagler Beach, about a mile from the ocean and roughly five minutes from downtown. Two builders sell side by side.

Toll Brothers at Veranda Bay lists homes from $474,995, with designs of 2,115 to 2,904 square feet, 3 to 5 bedrooms, one or two stories and 2- or 3-car garages. Its site showed four quick move-in homes in October 2026. The sales center is at 172 Stillwater Drive.

ICI Homes builds larger plans of 2,256 to 3,999 square feet with 3 to 5 bedrooms. Its homes were priced from $599,900 to $1,104,900 when I checked on October 20, 2026, and its site now says "call for pricing," so ask me for the current list.

Amenities: clubhouse (ICI describes it as soon to be completed), resort-style pool, fitness center, tennis and pickleball courts and a dog park, with a community marina planned. Ask which amenities are open and the expected dates for the rest. On my MLS page, Veranda Bay had 24 listings, including homesites, and 10 sales in the last 12 months. Reserve East: Century Communities

About two miles from the beach in Flagler Beach (ZIP 32136), close enough to bike. Century Communities lists homes from $379,990 and says it is now selling to-be-built homesites. The builder's December 2024 announcement described 217 homesites.

There are two collections, the Magnolia Series and the larger Cypress Series, with plans from 1,639 to 3,161 square feet, 3 to 5 bedrooms and 2- or 3-car garages. Planned amenities include a clubhouse, a large pool, pickleball courts and a dog park. The builder doesn't publish HOA dues, so I get the current figure for any home my buyers consider. The sales office is at 23 Orion Drive.

Reserve East had 42 sales in the last 12 months at a median of $502,990, and 13 homes listed from $379,990 to $591,350. See my Reserve East guide and Reserve East homes for sale.

Colbert Landings: Taylor Morrison and Meritage Homes

Off Colbert Lane just north of State Road 100 in east Palm Coast, less than three miles from Flagler Beach. Taylor Morrison describes nearly 300 acres with two lot sizes and many preserve and water views.

• Taylor Morrison: from $354,990, with 3 to 5 bedrooms, 1,764 to 2,921 square feet and 2- or 3-car garages. Sales office at 11 Armoyan Drive.
• Meritage Homes, Reserve Series: from $379,990, with four-bedroom plans of about 1,817 to 2,787 square feet, a Whirlpool appliance package, spray foam insulation and Meritage's smart home package. Sales office at 10 Armoyan Drive.

Amenities: resort-style pool and cabana, pickleball courts, walking trails, a playground and a play lawn, and Taylor Morrison lists a clubhouse. Colbert Landings is a community development district (approved by Palm Coast in 2023), so expect a CDD assessment on the property tax bill on top of the HOA. Marina Del Palma: ICI Homes

The setup for boaters. Marina Del Palma is a gated community on the Intracoastal off Colbert Lane, about 3 miles from Flagler Beach. ICI Homes lists an indoor boat slip for every homesite with concierge boat service, plus a waterfront clubhouse, a resort-style pool and spa, a fitness center, a boat launch and the marina.

ICI's homes here run 3 to 4 bedrooms and 2,256 to 3,929 square feet. They were priced from $582,900 to $914,900 when I checked on October 20, 2026; ICI's site now shows "call for pricing." On my MLS page, Marina Del Palma had 11 sales in the last 12 months at a median of $641,000. Ask me for the current HOA, which covers the boat valet service. More in my Marina Del Palma guide.

A few more minutes west

Sabal Preserve (Starlight Homes) in Palm Coast is about 4.5 miles from Flagler Beach by the builder's count. Homes start at $292,440, with 3 to 4 bedrooms and 1,401 to 2,401 square feet, and the refrigerator, range, microwave, dishwasher, washer and dryer are included. In October 2026 there were nine homes available, five ready now and four arriving in November. Amenities include a pool with a covered cabana, multipurpose fields, pocket parks, walking paths and ponds. See Starlight Homes.

Flagler Village (Meritage Homes), near the Palm Coast Town Center, is about 15 minutes from Flagler Beach. One- and two-story homes start at $296,990, with 3 to 4 bedrooms and 1,269 to 2,168 square feet, a community pool and cabana, and no CDD. See my Flagler Village guide.

No longer selling new

KB Home's Beach Park Village, off State Road 100 in Flagler Beach, no longer appears on KB Home's website. The homes there now come up as resales; see Beach Park Village homes for sale.
