Veranda Bay is all new construction. Toll Brothers offers single-family designs of roughly 2,100 to 2,900+ square feet, with 3 to 5 bedrooms and 2- to 3-car garages, with listed pricing from about $475,000 in 2026. ICI Homes builds larger custom and semi-custom plans, from 2,800-square-foot one-story designs to three-story homes from about $1.1 million, and offers lots with private dockage or water access.

Because two builders sell side by side, it pays to compare them on the same terms: lot premiums, included features, incentives and the closing timeline. I'll put those side by side for you.

Amenities and the marina

The amenity plan includes a clubhouse, resort-style pool, fitness center, tennis and pickleball courts, walking trails and a dog park, plus a community marina with optional boat slips. Some amenities are still being built, so ask which are open and the expected completion dates when you visit.

Living in Veranda Bay

Downtown Flagler Beach, with its pier, oceanfront restaurants and shops, is about five minutes away. Publix and services on State Road 100 are close, the Palm Coast Town Center is about 15 minutes west, and I-95 is about 15 minutes away.
