If you own a boat, or want to, Marina Del Palma is one of the most interesting communities in Palm Coast. It's a gated neighborhood off Colbert Lane, about 3 miles from Flagler Beach, and every homesite comes with a private 30-foot slip in the community's dry-dock boathouse.
How the dry dock works
Your boat lives indoors in the boathouse. When you want to go out, you schedule it and the marina staff launch it so it's waiting in the water. When you get back, they wash it, flush the engine and put it back on the rack. No trailer, no ramp line, no boat sitting in your driveway. It's the only residential community on Florida's east coast I know of that's set up this way.
Owners with bigger boats can also buy wet slips in the marina, and owners get first chance at them when they come up.

Homes, prices and HOA
Homes are custom and semi-custom; ICI Homes is a current builder here, and Paytas Homes and Saltwater Homes have also built in the community, with impact windows, tile roofs, covered lanais plumbed for outdoor kitchens and open floor plans. Some builders offer multi-generational and ADA-friendly layouts and generator wiring.
As of late 2025, homes ranged from about $589,000 to $1,190,000, from roughly 1,800 to more than 4,600 square feet. In October 2026, ICI Homes listed new homes here from $582,900 to $914,900. The HOA was about $354 a month, which covers the dry-dock valet service, the amenities, the gate, landscaping of common areas and underground utilities. For everything you get as a boater, that's a low number.
Location
You're about 10 minutes from downtown Flagler Beach, close to groceries and restaurants on SR 100, and a quick drive to I-95 for St. Augustine and Daytona.
