Living in Grand Reserve

Grand Reserve is one of Flagler County's most active new-construction communities, set around the Grand Reserve Golf Club in Bunnell. Many homes back up to the golf course or conservation land.

Builders including D.R. Horton offer single-story plans with three and four bedrooms and two-car garages. Residents share an amenity center with a resort-style pool, clubhouse, fitness center, pickleball and bocce courts and a fishing pond. The golf club has its own clubhouse and restaurant.

I've closed many sales in Grand Reserve, so I know how the floor plans, lot locations and builder incentives compare. New-construction buyers can have their own agent, usually at no extra cost, which helps a lot when negotiating with the builder. Grand Reserve has a CDD that is billed with property taxes, so factor it into your monthly payment.

From an unfinished course to Bunnell's largest community

The golf course here was started by a previous developer in 1998 and never finished. It was completed and opened in January 2008, first as Oak Branch, keeping the original routing but with new contouring, tees, greens and bunkers. Today it's the Grand Reserve Golf Club, a public course with a clubhouse and restaurant.

D.R. Horton developed the homes around it. With 847 homes at build-out, Grand Reserve is the largest subdivision in Bunnell's history; the city approved the final phase of 141 homes on 100 acres in 2025.

Grand Reserve real estate

Most homes are single-family, built by D.R. Horton, roughly 1,500 to 3,400 square feet with 3 to 5 bedrooms. Prices have generally started in the high $200s and run into the low $500s. Freedom Homes at Grand Reserve is a separate 55+ section with 55 homes, built from 2018.

Fees: the HOA is about $56 a year. The CDD, the Deer Run Community Development District, is billed with property taxes: $2,171 for a 40-foot lot on the 2025 tax bill and about $2,275 for 2026 under the district's adopted budget, roughly $195 a month combined. 50- and 75-foot lots pay more. Together they cover common areas, the amenity center and more. Confirm current amounts for the home you're considering.

Golf and amenities

The amenity center includes a resort-style clubhouse, a zero-entry pool and spa, a fitness center and sauna, bocce, pickleball, tennis, basketball, shuffleboard, walking trails, a fishing pier, a dog park and a playground. The golf course is open to the public; ask about membership options if you play often.

Buying new in Grand Reserve

Buying new? Bring your own agent from your first visit. In most cases the builder pays my fee, and I'll compare incentives, lot premiums and upgrades across builders, review the contract and walk the home with you before closing. See every builder's current deals on my New Construction hub.

Schools

Grand Reserve is served by Flagler Schools, which assigns schools by address. Use the district's school zone locator for any home you're considering.
