The short answer

Hammock Dunes is a gated oceanfront community with its own private club and 36 holes of golf by Tom Fazio and Rees Jones. Ocean Hammock is a separate gated community of 14 villages just to the north. Hammock Beach is the resort and club that sit inside Ocean Hammock, with Jack Nicklaus' Ocean Course and Tom Watson's Conservatory course. All three are on the barrier island in unincorporated Flagler County with Palm Coast addresses, and "The Hammock" is the local name for the whole area.

Hammock Dunes

Hammock Dunes has 1,182 properties on 2.5 miles of oceanfront, from oceanfront estates and condominium towers to golf homes, lake homes and villas. Its gates are among the tightest in the area: five entrances, three staffed, a main gate staffed around the clock, and no open houses. The Hammock Dunes Club owns the golf, the oceanfront fitness center, the pool, tennis, pickleball and croquet, and you join the club to use them. The newest project is The Ritz-Carlton Residences, Hammock Dunes, two oceanfront towers with 128 residences that are still in pre-construction. See the full Hammock Dunes guide.

Ocean Hammock

Ocean Hammock is the gated community just north of Hammock Dunes, made up of 14 villages under one master property owners' association. The association handles architecture, landscaping and shared infrastructure but doesn't own recreation amenities. Those come through optional membership in The Club at Hammock Beach. For single-family homes outside Cinnamon Beach, rentals shorter than 30 days are limited to three a year and every rental must be registered. The association also pays Flagler County $175,000 a year to maintain its dunes. See the Ocean Hammock guide.

Hammock Beach

Hammock Beach Golf Resort & Spa sits inside Ocean Hammock. The resort has privately owned condominiums in the Main Tower, the Ocean Towers and the villas, from one to four bedrooms, and many owners place them in the resort's rental program. The Club at Hammock Beach, managed by Troon, includes the Ocean Course (Jack Nicklaus, with six holes right on the ocean, and host of the 2026 Constellation Furyk & Friends), The Conservatory (Tom Watson, inland on the mainland), a mile-long beach club, nine pools, a spa, three athletic centers, clay tennis and pickleball. The 209-slip Hammock Beach Marina at Yacht Harbor Village is a separate resort facility where slips are leased. See the Hammock Beach guide.

Which one fits

If you want a quiet, private oceanfront home with a member-run club, Hammock Dunes is the one. If you want a single-family home with the option to join a resort-style club and some flexibility to rent, look at Ocean Hammock. If you want a lock-and-leave condo with resort services, or an investment that earns rental income, Hammock Beach is built for it. All three are in unincorporated Flagler County, and oceanfront and barrier-island homes can sit in higher-risk flood zones, so I pull the elevation certificate and the association's beach and dune costs for every home we consider.

My take

Most people who call me about "Hammock Beach" actually mean one of the three, and the right one depends on the club and the rental rules more than the beach, which they all share. Tell me how you plan to use the home and I'll narrow it down in one conversation.

More questions people ask

Is Hammock Beach the same as Hammock Dunes?
No. Hammock Beach is a resort and club inside Ocean Hammock. Hammock Dunes is a separate gated community to the south with its own owners' association and its own club, the Hammock Dunes Club.
Is Ocean Hammock part of Hammock Beach Resort?
The resort sits inside Ocean Hammock, but they're separate. Ocean Hammock is a property owners' association of 14 villages, and its owners can choose to join The Club at Hammock Beach. Membership is optional.
Can I rent out my home in Ocean Hammock?
Single-family homes outside Cinnamon Beach can be rented for less than 30 days only three times a year, and every rental must be registered with the association each year. Longer leases are allowed but must be filed. Condominiums follow their own association's rules.
Are these communities in the City of Palm Coast?
No. They have Palm Coast mailing addresses but are in unincorporated Flagler County, so county rules and county taxes apply rather than city ones.
Which Palm Coast gated community has golf on the ocean?
Two do: the Hammock Dunes Club's Links Course by Tom Fazio, and the Ocean Course at Hammock Beach by Jack Nicklaus.
