The short answer
Choose Flagler Beach if you want to walk to the ocean in a small, low-rise beach town and you're comfortable paying more per square foot for older or elevated homes. Choose Palm Coast if you want more house for the money, newer construction (the typical home was built in 2003), slightly lower property taxes and a 10 to 25 minute drive to the sand. Both are in Flagler County and share the same A-rated school district.

Two very different places, five minutes apart
Flagler Beach is a 100-year-old beach town of about 5,600 people on 3.6 square miles, with a pier, A1A along the ocean and a downtown of local restaurants and surf shops. The city charter caps buildings at 35 feet, so there are no high-rises. Palm Coast is a planned city of about 110,000 people on 96 square miles, laid out by ITT starting in 1969, with 130-plus miles of trails, a dozen parks and about 26 miles of saltwater canals. Most Palm Coast homes are on the mainland, 10 to 25 minutes from the beach.
Prices
Flagler Beach costs more. In the table above, compare the median sale prices from the MLS over the last 12 months. In September 2026 the median list price in Flagler Beach was about $582,000, against about $458,000 in east Palm Coast (32137) and $360,000 in west Palm Coast (32164), and Flagler Beach homes listed for about $346 a square foot against $198 to $241 in Palm Coast. You're paying for the beach and a small supply of homes: Flagler Beach had about 120 homes for sale that month, against more than 1,000 across Palm Coast.
Taxes and monthly costs
Both cities are in Flagler County, so the county and school portions of the tax bill are the same. The difference is the city rate: 5.45 mills in Flagler Beach against 4.1387 in Palm Coast for 2026, which puts the total about $131 higher per $100,000 of taxable value in Flagler Beach. Water and sewer also run higher in Flagler Beach; my utility bill comparison has the numbers. Both cities use FPL for electricity. Keep in mind that a 32136 mailing address doesn't always mean the home is inside Flagler Beach city limits, so I check the parcel.
Storms and the beach
Being on the ocean has a cost. Hurricane Matthew in 2016 washed out more than a mile of A1A in Flagler Beach, and Ian and Nicole damaged it again in 2022. The state has since built a buried seawall under A1A, and the Army Corps rebuilt the dunes in 2024. Matthew caused about $15.2 million in private-property damage in Flagler Beach against about $3.6 million in all of Palm Coast. Palm Coast isn't storm-proof either: during Milton in 2024 the saltwater canals rose 23 inches over the top. For any home in either city, I pull the flood zone, the elevation certificate and an insurance quote before you commit. Read how often hurricanes hit Palm Coast.
The Flagler Beach pier, closed since Hurricane Ian, is being rebuilt in concrete and is expected to open in early 2027.
Renting it out
If you're buying a second home you'd like to rent when you're away, the rules matter. Flagler Beach limits new vacation rentals to commercial districts, with older residential rentals grandfathered. Palm Coast allows short-term rentals with yearly registration with the city and the county. Many HOAs set their own limits, so I check the documents for each home.
