"What does it really cost to live here?" I hear it from almost every buyer moving to Palm Coast. Here are the numbers I use, updated for October 2026 and pulled from the Flagler County Property Appraiser, the Census Bureau, FPL, the City of Palm Coast and my own monthly market data. Where a cost depends on the house, I say so.
The big picture
- Overall prices are close to the national average. The federal Bureau of Economic Analysis puts prices in the Deltona-Daytona Beach-Ormond Beach metro area, which covers Volusia and Flagler counties, at 99.4% of the U.S. average for 2024. Rents run higher, at 108.4%.
- No state income tax. Florida doesn't tax personal income, which is a big change for buyers coming from New York, New Jersey or Illinois.
- Sales tax is 7%. That's Florida's 6% plus Flagler County's 1% local surtax for 2026. Most grocery food is exempt. Restaurant meals and prepared food are taxed.
Housing
Here's what sellers were asking in September 2026, from the Realtor.com research data I use for my monthly market report:
| Area | Median list price, September 2026 |
|---|---|
| Flagler County | About $400,000 |
| Palm Coast (32137) | About $458,000 |
| Palm Coast (32164) | About $360,000 |
| Flagler Beach (32136) | About $582,000 |
| Bunnell (32110) | About $320,000 |
Across Flagler County the median asking price worked out to about $221 a square foot, with 1,301 homes for sale and a median of 78 days on the market. Older canal homes and brand-new construction can sit in the same ZIP code at very different prices, so treat these as a starting point. My Palm Coast market report updates every month, and Home Search shows what's for sale today.
What owners and renters pay each month
The Census Bureau's American Community Survey (2020-2024) shows what people here actually pay:
| Palm Coast | United States | |
|---|---|---|
| Median value of an owner-occupied home | $350,800 | $332,700 |
| Median monthly owner costs, with a mortgage | $1,687 | $1,963 |
| Median monthly owner costs, no mortgage | $597 | $638 |
| Median gross rent | $1,782 | $1,413 |
Owner costs cover the mortgage, property taxes, insurance, utilities and condo fees. Those medians include people who bought years ago. Your payment depends on today's price and today's rate, so run your own numbers in my mortgage calculator. The rent figure is a five-year survey number, so check current listings for today's asking rents.
HOA and CDD fees
Almost none of Palm Coast's lettered sections has a mandatory HOA, so many resale homes carry no association fee at all. Many newer and gated communities have an HOA, and some also have a CDD, which is billed on the property tax bill. My Palm Coast sections guide and CDD vs. HOA fees explain the difference.
Property taxes
Your property tax is your taxable value times the millage rate, which is dollars per $1,000 of value. Here are the 2026 rates published by the Flagler County Property Appraiser:
| Area | 2026 total millage |
|---|---|
| Most of Palm Coast (with mosquito control) | 18.1218 |
| Flagler Beach | 19.4331 |
| Bunnell (with mosquito control) | 21.9131 |
| Unincorporated Flagler County (with mosquito control) | 13.9831 |
In Palm Coast, that 18.1218 breaks down as Flagler County 8.0698, the School Board 5.312, the City of Palm Coast 4.1387, East Flagler Mosquito Control 0.395, the St. Johns River Water Management District 0.1793 and the Florida Inland Navigation District 0.027.
Example: a Palm Coast home the Property Appraiser values at $360,000 would owe about $6,524 a year without homestead. With the 2026 homestead exemption it's about $5,732, or roughly $478 a month. Neighborhoods with a CDD or a special assessment add those charges on top.
Two things to know. Your taxes reset after you buy, so don't budget from the seller's bill. And bills go out by November 1, with a discount set by state law for paying early: 4% in November, 3% in December, 2% in January and 1% in February. If the home will be your primary residence, my homestead guide explains how to file.
Homeowners insurance
I don't publish an average premium, because the quotes I see swing widely from one house to the next. These are the things that move the price most:
- The roof. Florida law bars an insurer from refusing to write or renew a policy solely because the roof is less than 15 years old. Older roofs can still pass with an inspection showing at least five years of life left.
- Wind mitigation features. Roof straps, impact windows and shutters earn credits, and a wind mitigation inspection documents them.
- Older systems. On older homes, insurers often ask for a 4-point inspection of the roof, electrical, plumbing and AC.
- Flood zone and elevation. Flood is a separate policy, and your home's elevation drives its price.
If your home insurance is with Citizens, the state-backed insurer, flood coverage is already required in FEMA high-risk zones and on homes with a replacement cost of $400,000 or more. Starting January 1, 2027, it's required on every Citizens home policy that includes wind coverage. The state's My Safe Florida Home program offers free wind mitigation inspections and grants of up to $10,000 for eligible upgrades when funding is available.

Utilities
Using the October 2026 rate sheets, here's a single-family home inside Palm Coast city limits using 5,000 gallons of water a month:
| Bill | Monthly cost |
|---|---|
| FPL electric, 1,000 kWh (FPL's typical bill) | $136.64 |
| FPL electric, 1,500 kWh (a hot summer month) | About $210 |
| City water and sewer | $125.55 |
| Stormwater fee | $38.33 |
| Trash and recycling | $35.60 |
| City bill total (water, sewer, stormwater, trash) | About $199 |
| Everything above with 1,000 kWh of electric | About $336 |
| Everything above with 1,500 kWh of electric | About $409 |
Your electric bill depends on the home's size, insulation, AC and pool pump, so ask for the seller's last 12 months of bills. Internet prices change with promotions, so check the exact address with Spectrum and AT&T. The full breakdown, including Flagler Beach and Bunnell, is in my utility bill guide.
Everyday costs
- Groceries and shopping: I haven't found an official grocery price index for Palm Coast by itself. The BEA comparison above, with overall prices near the national average, is the most reliable measure I know of.
- Getting around: Palm Coast sits along I-95 and US-1, and most people here drive. The average commute for Palm Coast workers is 27 minutes, close to the national average of 26.4, according to the Census Bureau.
- Getting outside: Most of the everyday fun here, like the beach, the city parks and the trails, is free to use.
A sample monthly budget
Here's what I can pin down for a $360,000 Palm Coast home with homestead, inside city limits:
| Cost | Monthly estimate |
|---|---|
| Property taxes (with homestead) | About $478 |
| City water, sewer, stormwater and trash | About $199 |
| FPL electric | About $137 to $210 |
| Mortgage principal and interest | Depends on your down payment and rate |
| Homeowners and flood insurance | Get quotes on the house |
| HOA or CDD | $0 in most lettered sections, varies elsewhere |
| Internet | Varies by provider and speed |
