The short answer

Choose Daytona Beach if you want city amenities close at hand: the airport, a trauma hospital, two universities, the Speedway and a beach you can drive on, with more condos and lower entry prices. Choose Palm Coast if you want a newer single-family home (the typical one was built in 2003, against 1981 in Daytona) in a quieter planned city, about 40 minutes north. Both grew about 23 percent from 2020 to 2025, and 2026 property tax rates are close.

A beach city and a planned city, 30 miles apart

Daytona Beach is the bigger, busier and older of the two. It has the hard-packed beach you can drive on in marked stretches, the Main Street Pier and boardwalk, Daytona International Speedway, Embry-Riddle Aeronautical University and Bethune-Cookman University, founded in 1904 by Mary McLeod Bethune. Halifax Health Medical Center has the area's only Level II trauma center, and Daytona Beach International Airport has daily flights to Atlanta and Charlotte. Palm Coast is a planned city laid out by ITT starting in 1969, with 130-plus miles of trails, about 26 miles of saltwater canals and mostly single-family neighborhoods. It is quieter, and most of what Daytona offers is a 35 to 45 minute drive down I-95.

Homes and prices

Fewer than half of Daytona Beach's homes are single-family houses. Beachside, along A1A between the Halifax River and the ocean, is mostly condos with older homes on the side streets. Established neighborhoods sit near downtown and Beach Street, and most of the newer building is west of I-95 around LPGA Boulevard, including Latitude Margaritaville, a 55+ community by Minto with about 3,763 homes that now sells only as resales, and Mosaic by ICI Homes. The Census puts the median owner-occupied value at $287,700 in Daytona Beach against $350,800 in Palm Coast; the condos pull Daytona's number down. Compare today's MLS medians in the table above.

For a Daytona condo I check the association's reserves, the latest building inspections, special assessments and the master insurance policy before you make an offer, because they can change what the condo really costs each month. My Daytona Beach condo buying guide and condo vs. house comparison go deeper.

Taxes and monthly costs

For 2026, Daytona Beach adopted a rolled-back city operating rate of 5.7309 mills, which puts the total at 17.6922 mills in most of the city, about $43 less per $100,000 of taxable value than Palm Coast's 18.1218. Two parts of Daytona Beach run a little different: the downtown development district (18.6922) and the far west side (17.8110). Both cities run their own water and sewer utilities. On the same price, taxes are close; the larger differences between two homes are usually condo or HOA fees and insurance, so I get a quote on every home we look at seriously. The mortgage calculator adds taxes and insurance to the payment.

The beach, the crowds and the events

Volusia County lets you drive and park on marked stretches of beach. In 2026, county residents with a registered vehicle drive on free and visitors pay $30 a day or $150 a year, with hours set by season and tide. Daytona's big events (the Daytona 500 and Speedweeks in February, Bike Week in March and Biketoberfest in October) bring large crowds and traffic for a few weeks a year. Some buyers love being close to it; others plan around it. Palm Coast's beaches are along the barrier island and in Flagler Beach, 10 to 25 minutes from most neighborhoods. Read where Palm Coast locals go to the beach.

Storms

Both cities have seen recent storms. Hurricane Ian in 2022 dropped more than 20 inches of rain in the Daytona Beach area and flooded low-lying streets 2 to 3 feet deep. During Nicole that November, the worst beachfront damage was just south in Daytona Beach Shores and Wilbur-by-the-Sea, which are separate from the city, where condo buildings were evacuated. In Palm Coast, Milton in 2024 pushed the saltwater canals 23 inches over their banks. In either city I pull the flood zone, the elevation certificate and an insurance quote before you commit. Read how often hurricanes hit Palm Coast.

Renting it out

If you want a second home you can rent while you're away, this may decide it. Daytona Beach doesn't allow rentals shorter than six months in residential zoning; they're limited to tourist districts and some redevelopment areas, and the city defended that rule in court. Palm Coast allows short-term rentals with yearly registration with the city and the county. Many HOAs and condo associations in both cities set their own limits, so I check the documents for each home.

My take

Daytona Beach makes sense if you want the airport, the hospitals and the beach close by and you like a city with some energy, and it's where I look first for a beach condo. Palm Coast makes sense if you want a newer house with a garage and a yard in a quieter city and don't mind a 40-minute drive for the rest. If you're torn, Ormond Beach sits between the two; see Palm Coast vs. Ormond Beach. I can tour both cities with you in one day.
