Gainesville, home to the University of Florida, has historic in-town neighborhoods, condos near campus, master-planned neighborhoods like Haile Plantation and newer communities on the edges of town, plus a big rental market for investors.
Gainesville is a little under two hours west of Palm Coast and is built around the University of Florida and UF Health. Game days in the fall take over the whole city.
Near campus and downtown you'll find historic neighborhoods like the Duckpond, with older homes and big oak trees, plus condos and townhomes close to the university. The west side, out toward Tioga and Haile Plantation, has newer neighborhoods, larger homes and shopping close by. Out past the city there's acreage and horse property.
The nature here is a big reason people love it: Paynes Prairie, Sweetwater Wetlands Park, Devil's Millhopper and Kanapaha Botanical Gardens are all close.
