If you're buying

  • Pick-of-the-litter season is shrinking: there are about 14% fewer homes to choose from than last September, and good ones are moving faster.
  • Mortgage rates held at 7.40% this week, up from 6.95% a month ago. Get your pre-approval updated and ask about builder rate buydowns, some are well below market right now.
  • About 1 in 4 listings has had a price cut, so there's still room to negotiate on homes that have been sitting.

If you're selling

  • Buyers are active: pending sales are up 8% from last year even with higher rates.
  • Price it right from day one. Well-priced homes are going under contract faster, while about 23% of listings have needed a price cut.
  • Less competition helps you: with 14% fewer homes for sale, a clean, well-marketed home stands out.

What I'm watching next month

Next month I'm watching mortgage rates, since the jump back above 7% could slow buyers down, and whether inventory starts to build as we head into the winter season when snowbirds arrive. If you're thinking about a move in the next six months, now is a great time to get a plan together.
